About The Estates

The Estates neighborhood is a premier community within the Stonebridge Community Association (SCA), known for its luxury homes, picturesque surroundings, and a strong sense of community. Nestled within the larger Stonebridge development, The Estates benefits from access to the amenities and services of the SCA while maintaining its own unique charm and individuality.

The Estates is comprised of 321 large, single-family homes situated throughout the Stonebridge community. These homes, found along the Stonebridge Drive circle, North and South Boulder Ponds, and streets such as Lohr Road and Prairie Dunes Court, were individually designed and constructed by developers approved for their quality and craftsmanship. Each home is an individually owned site condominium, offering the best of single-family living with added community benefits.

With spacious designs ranging from 1,700 to over 4,000 square feet, many Estates homes feature:

Stonebridge Community Association

The Estates is one of 11 neighborhoods that make up the Stonebridge Community Association. While each neighborhood has its own Homeowners Association (HOA) and bylaws, the SCA serves as the umbrella organization, ensuring cohesive maintenance of shared spaces and fostering a unified community spirit.

The Stonebridge Golf Club, designed by Arthur Hills in 1991, weaves through the community and is a centerpiece for recreation and gatherings. The Stonebridge Golf Club is a privately held business. Stonebridge homeowners have no special ownership or access rights onto the golf course.

Stonebridge was developed around 1990. First came the Stonebridge Golf Club, followed by home building. Stonebridge sits on 712 acres in Pittsfield Township, within Washtenaw County.

Home construction started in 1992 and ended in 2022. During that time 709 homes were built in Stonebridge. Every home belongs to one of the eleven (11) condominium associations. The condominium associations take care of administering their by-laws and enforcing the Stonebridge Community Association (SCA) restrictions and policies. All the condominium associations and the SCA are managed by volunteers who are residents of the community.

Stonebridge is a private community; we own and maintain our common areas - drains, facilities, landscaping and roads. There are 32 different roads in Stonebridge, combined over 9 miles long. Pittsfield Township provides police and fire protection, water, sewer and rubbish collection.

HOA Fees

The Stonebridge Community Association HOA dues (currently $1,200/year) cover important services such as landscaping, snow removal, and maintenance of shared spaces. Each of the 11 neighborhoods may have additional fees depending on the situation. In the Estates, we have an additional annual fee of $25 to cover administrative costs for our 321 homeowners.

Snow Removal

Professional snow removal for all of the Stonebridge Community is provided during the winter months to keep our roads and walkways safe and accessible. Each Estates homeowner is responsible for the maintenance and snow removal of their own driveway and entrance walkways, should they choose to do so.”

Property Taxes

Estates residents also enjoy benefits such as lower Pittsfield Township taxes and proximity to top-rated Ann Arbor and Saline schools.

Residents of The Estates are served by two highly regarded school districts, offering excellent educational opportunities for children of all ages:

The following are some common questions that have come up over the years. 1. Are there rules about what colors a house can be painted?

Yes, the Estates follows a color palette based on earth tones (e.g., browns, tans, dusty greens, warm grays, and rusty reds). Approval is required for changes. For a detailed description of the paint policy please visit paint policy

2. Can I put an antenna on the roof?

Antennas, aerials, satellite dishes, or other apparatus.

No exterior antennas, aerials, satellite dishes, or other apparatus for the transmission of television, radio, satellite o:c· other signals of any kind shall be placed, allowed, o:i:· maintained upon any portion of the Properties, including any Unit, without the prior written consent .:of the Board or its designee, unless completely contained within th,e dwelling on the Unit so as not to be visible from outside the dwelling. Any such apparatus permitted by the Board or its designee must be screened from view of adjacent Units by an approved fence or other approved structure no more than six feet in height. The Declarant and/or the Association shall have the right, without obligation, to erect or install an aerial, satellite dish, master antenna, cable system, or other apparatus for the transmission of televi.sion, radio, satellite, or other signals for the benefit of all or a portiorl of the Properties. 3. What if I need to replace my roof, driveway, or deck?

Submit plans to the HOA for approval before making replacements to ensure compliance.

4. Can I put things like a basketball net in my driveway?

Basketball Equipment, Clotheslines, Garbage Cans.

All basketball hoops and backboards, clotheslines, mechanical equipment, and other similar items on Units shall be located or screened so as to be concealed from view of neighboring Units, streets and property located adjacent to the Unit. All rubbish, trash, and garbage shall be stored inside garages in appropriate containers approved pursuant to Article XI hereof and shall regularly be removed from the Properties and shall not be allowed to accumulate. 5. Can I put signs in my yard?

The Stonebridge Community Association Board of Directors establishes the following policy regarding the use of signs within Stonebridge. The objective for establishing a sign policy is to maintain the aesthetic appeal of the Stonebridge Community at a high level and to avoid unsightly sign clutter. To achieve this objective, the policy bans all signs except as described below. Real Estate Signs

  • Homeowners and real estate agents may place a For Sale sign, of normal, usual accepted standard size, as close as practical to the home but in no case farther away from the home than the outer edge of any portion of the landscaped or garden area immediately adjacent to the home that is also clearly visible from the street.
  • A second sign may also be placed using the same guideline on any back or side of a home if only one sign would not be clearly visible from the primary adjacent street. The current industry standard size Information boxes containing data about the property for sale may be placed in the yard by the street.
  • Real estate Open House signs of the industry standard and usual size may be placed on common areas during the hours of the open house, no earlier than 10:00 AM and no later than 5:00 PM.

The following signs can be no farther away from the home than the outer edge of any portion of the landscaped or garden area immediately adjacent to the home and are limited in size to 18 inches tall by 24 inches wide. Contractor Signs

  • Signs referring to the construction or maintenance services of residential units; signs for landscaping contractors, and signs of businesses providing any other services to residents or condominium associations shall be permitted only while the contractor is on site.
  • Contractor signs must be removed during nights and weekends

6. Are there restrictions on decorative lighting or holiday lights?

Holiday lights are permitted but must be removed within a reasonable time after the holiday. Permanent lighting requires approval.

7. Are temporary structures like trampolines or soccer nets allowed?

Temporary recreational structures require approval from both next-door neighbors and the HOA.

9. Is use of the golf course included in Estates homeownership?

No. The Stonebridge Golf Club is a public course, and homeowners pay the same rates as the general public.

10. What are the rules about parking in the street?

Street parking is allowed from 7:00 AM to 2:00 AM with exceptions for overnight parking and snow removal.

11. Does the Estates HOA take care of landscaping, roofing, or other exterior maintenance?

No, homeowners are responsible for their property maintenance. However, the HOA ensures compliance with aesthetic standards.
